You can manage renewals, lease contracts, service charges and tenant utility bills easily with the latest update from Kodisher Solutions. Tenancy agreement is generally a contract between a landlord and a tenant. It indicates the rights and responsibilities of the parties and can be either oral or written. A good property managers knows very well why every lease should be backed by a good, legally binding lease document.

The summary above is the main tenant account page. The first column shows the tenant information, the second column shows the lease details and the third column shows the physical unit allocated to them. The unit is linked to the property and the landlord. This view gives a general summary of the tenant/lease position.

Kodisher is flexible to accommodate the different processes property agents use. Leases can be Edited or Renewed. Editing the lease changes the terms/details of the lease but does not create a new instance. Renewing a lease creates a new instance of it – making it possible to view previous leases/terms/documents. Property Manages have the freedom to choose between editing and renewing leases as best fits their circumstances.

The summary below appears on the dashboard and on the leases homepage https://manage.kodisher.com/account/leases. It shows which leases are expired and those expiring soon. The software calculates the date of expiry based on the details previously entered into the lease.  An ambitious property manager should try to have “0” expired leases.

The property manager can click on any of the categories to view the leases falling in that category.. The example below shows leases expiring in three months

The property manager is quickly able to act on the information. They can start preparing the leasing documents in preparation for the renewal.

To view the lease details, click on the name of the tenant

To renew a lease on Kodisher is easy:

  1. Open the Tenant Account Lease
  2. Click “Renew Leases”
  3. New webform opens with current lease terms
  4. Update lease with new terms. Here you can set the payment terms for rent, add or remove other bills charged to the account e.g. security and garbage.
  5. It is also possible to bill the tenant for extra deposit if that is required. Click “Yes” on ‘Additional Deposit required’ and you can then add the extra deposit amount that will be charged to the tenant account.

The new lease will show but the older leases will appear at the bottom of the page. No information will be lost

To edit a lease on Kodisher is  also easy

  1. Open the Tenant Account Lease
  2. Click “Edit Leases”
  3. New webform opens with current lease terms
  4. Update lease with new terms. **Please Note that editing a lease is not reversible as it completely deletes the previous details

You will now have one less expired lease. When all your leases are current, you can then spend more time on getting your tenants to pay you on time or keeping the facility in tip-top shape.
